Terms & Conditions

The holiday accommodation is usually let from 4pm on Saturday to 10am the following Saturday.  Please enquire about alternative arrangements and short breaks.

Reservations must be in writing (letter, fax or e-mail).  Payments are in advance, preferably by bank transfer.  Payments are non-refundable.

A reservation, once confirmed by us, constitutes a contract, which renders the person booking liable for the payment of the full cost.

In some circumstances we accept a non-refundable advance payment of 50% to secure the booking.  The balance of the cost must be paid no less than two weeks prior to arrival.

In the event of a cancellation, which must be in writing, we will only waive any payments if we are able to re-let the property for those dates.

The client is liable for any damage to the property or its contents.  A returnable security deposit of between £50 and £150, depending on the property, is payable on commencement of occupation and returned to you after your stay, less any damage or loss to contents or fittings. This also applies to any smoke damage as Fair Oak Farm has a strictly no smoking policy. If there is any evidence of smoking, we reserve the right to keep the deposit in full.

Although Stable Cottage, the Barn & Cow Shed and the Grain Store can be booked together, they are often booked separately.  Each has their own private space, however, to respect the privacy and comfort of any other guests we ask that there is no excessive noise after 11pm.

No more than the stated number of persons at the time of booking your holiday may stay at the property.

Dogs can stay in the property although the owner must guarantee certain conditions are met. These include keeping your dog off beds and upholstered furniture, guaranteeing they are house-trained, cleaning up any mess outside and subsequently ensuring that the enjoyment of future guests is not impaired.  We reserve the right to refuse dogs in the property.  There is a charge of £20 per week per dog, plus an additional £50 returnable security deposit. This will be returned to you after your stay, less any damage to contents.

We would appreciate the property being vacated by 10.00am on the day of departure as stated previously. Please leave it an orderly condition so we have ample time to clean in preparation for our next guests.
