Only an hour from London, on one of the prettiest country lanes in East Sussex, the Oast House at Fair Oak Farm is a detached two bedroom property you can retreat to, with private entrance and parking for several cars, leading to a private courtyard garden, sleeping up to 4 guests (or two guests, each with single occupancy). The ancillary accommodation comprises:

Master Bedroom Suite: The entire first floor is open to the eaves and provides a huge master bedroom with Super King size double bed, half-height TV wall separating the wardrobes and dressing area which leads to a luxury bathroom with walk-in two person shower behind a glass partition and large luxury bath.
Second Bedroom: The ground floor entrance hall leads to a shower room with WC and second bedroom with large 5ft wide double bed and floor to ceiling book shelves in the converted roundel.

Kitchen: Fully equipped for a family of four to self cater with oven, electric hob, microwave, dishwasher and fridge freezer. A washing machine and tumble dryer are in a utility cupboard in the hallway along with the central heating and hot water controls.

Living / Dining Room: A single-storey, open-plan, oak frame barn which is open to the eaves provides a large and very comfortable lounge dining space with sofa bed and double doors leading to a private walled courtyard.

AVAILABILITY & PRICES
In 2021, the Oast House was made available to those booking the farm as optional ancillary accommodation. It's now included, as standard, with exclusive hire of the property.

The ancillary accommodation makes an ideal 'staff house' or provides additional single occupancy capacity for those hiring the property to host retreats or business group stays.
​
With the Oast House included, the single occupancy allowance for exclusive hire of the property is up to a total of 17 guests, each with their own private lodge, cottage or room, and our maximum discount applies.
Low occupancy groups, for between 18 and 24 guests, with some sharing rooms or lodges and single occupancy to all beds, also benefit from a discount to our standard rates. For those making regular bookings, discretionary, additional loyalty discounts may also apply.

Our standard seasonal rates are for groups of 25-32 guests. Although these groups would generally include couples, since including the Oast House with exclusive hire of the property, they have even more flexibility and spare capacity to enable single occupancy to some rooms if required.
